village estate 't eemgoed breaks ground

The construction of 't Eemgoed under the coordination of cepezedbouwteam is also well underway; recently the village estate in Oosterwold, near Almere broke ground. Due to the corona situation, this took place in the presence of a select few. For future residents, there was a Zoom session later on; a unique course of affairs fitting an already special housing project!

sustainability and community spirit

With a total of 82 homes on a plot of over seven hectares, a "new way of living" is being created. Community spirit, sustainability and contact with nature are the starting points. For example, 't Eemgoed is completely car-free, the roofs of the energy-neutral and gas-free houses are covered with greenery, and there are shared facilities such as the Eemhuis, where residents can meet. The houses are also not connected to the sewer system, but there are settling tanks in the ground for the waste water, which are connected to a helophyte filter.

At first glance, a classic pile foundation may not immediately seem necessary, because it concerns single-storey houses. But these are designed in rows of so-called longhouses, each of which ultimately has considerable dimensions and also a thick layer of earth on top for the green roof. Moreover, the polder soil has a very layered structure and is therefore very sensitive to settlement. For a solid foundation, it is necessary that the prefab concrete piles reach the old sand layers that used to form the seabed. In the past thousands of years, layers of peat and sand of different thickness have been deposited. Depending on the precise location and soil structure, the length of the piles eventually varies between 7 and 22 meters.

The all-in-one develop, design and build project started in 2016. Our development expertise cepezedprojects and social real estate developer 2OPEN together form the engine behind the project. cepezed produced the design. Because community spirit is one of the most important principles, the future residents were involved early on. cepezedbouwteam is currently coordinating the realization. It is expected that the first residents can turn the key to their new landscape home in 2021!
